A guest once asked if she could charge her car at my place, I said "sure, there's a socket in the carport," and she plugged a Hyundai into a household outlet that trickled in about 40 km of range overnight. She left a five-star review anyway — but she also mentioned the slow charging in the private feedback, and I realized I'd been sitting on a filter I wasn't even in. An EV charger is an occupancy play, not a premium

Every amenity ROI post on this site — hot tubs, air conditioning — models the return as some blend of nightly premium plus occupancy lift. An EV charger is almost pure occupancy, and the mechanism is different enough that if you model it like a hot tub you'll get the answer wrong.

Airbnb, Booking.com, and Vrbo all expose "EV charger" as a search filter. A guest who drives an electric car and needs to arrive with a near-empty battery will tick that box before they scroll a single listing. The moment they do, your competitive set collapses. In a metro where maybe 4% of listings have a charger, you go from competing against 2,000 listings to competing against 80. You didn't get more desirable — you got more visible to a segment that self-selected into a tiny pool.

That's why the premium is small and the occupancy is real. Guests filtering for a charger aren't paying $20 more a night for it; they're just not booking the listing that doesn't have it. Model an EV charger as +3 to +8 points of occupancy in an EV-dense market, and roughly zero everywhere else. The nightly premium, if you can get one, is $3–8 — a rounding error next to the occupancy.

This also tells you where the charger is worth nothing: a rural cabin two hours from the nearest fast-charge corridor, in a country where EVs are 1% of the fleet. Nobody is filtering for a charger there, so you appear in nobody's shrunken search. Same hardware, same install bill, zero return.

The three install tiers, honestly priced

The install cost is bimodal in a way that makes averages useless. What you pay depends almost entirely on how far your parking spot is from your electrical panel and whether that panel has spare capacity. Three tiers cover 90% of real situations.

Tier 1 — you already have a 240V outlet near the parking spot. Maybe it was run for a dryer, a welder, or a previous owner's charger. You buy a plug-in Level 2 unit (a NEMA 14-50 or Type 2 plug-in charger, 7.2–11.5 kW) for $400–700 and plug it in. No electrician if the outlet exists and is on its own breaker. Total: $500–800. This is the tier where EV chargers are a no-brainer.

Tier 2 — you need a new dedicated circuit, and the panel has room. An electrician runs a 40–50A circuit 10–15 metres from the panel to the parking spot and hardwires the unit. Labour dominates: $600–1,500 for the electrician, plus the $400–700 unit. Total: $1,200–2,500. Still fine in an EV market; a stretch in a weak one.

Tier 3 — the panel is full, or the parking is far. Your service panel can't take another 50A load, so you need a subpanel or a service upgrade ($1,500–4,000), or the parking is across a driveway that needs a trench and buried conduit. Total: $3,000–6,000+. At this tier the charger has to be carrying serious occupancy to make sense, and in most markets it won't.

One cost-control trick: a load-managing charger (Wallbox Pulsar, Easee, or a ChargePoint with power sharing) can throttle its draw so it fits on a panel that couldn't otherwise take a full 50A circuit. That can turn a Tier 3 "panel upgrade" into a Tier 2 "new circuit" and save you $1,500. Ask the electrician about dynamic load balancing before you agree to a service upgrade.

The electricity math: what a guest actually costs you

A Level 2 charger delivers roughly 5–7 kWh per hour. A guest topping up overnight — not a full empty-to-full charge, just a daily commute's worth plus arrival buffer — pulls 20–40 kWh per stay. That's the number to price around.

At the US residential average of $0.17/kWh, 30 kWh is $5.10. In much of Europe, where household electricity runs €0.25–0.40/kWh, the same 30 kWh is €7.50–12. Call it $5–15 per charging stay in the US, €8–20 in the EU — small per stay, but it stacks, and it only lands on the stays where the guest actually plugs in (typically 20–40% of your bookings once you're in the filter).

Here's the trap: uncapped free charging on a hardwired charger has no natural ceiling. A guest with an electric truck (a 130 kWh battery) who charges to full every night of a seven-night stay can pull 300+ kWh and hand you a $50–100 electricity bill on a single booking. It's rare, but it's the reason "free EV charging, unlimited" is a bad promise. Budget for the median guest; cap the outlier. Bundle it, meter it, or charge a flat fee

Three ways to handle the electricity, and the friction differs more than the money.

Bundle it (free charging). Simplest, best for the filter and the review, and you eat the electricity. Works when your per-stay cost is genuinely $5–15 and you're not worried about the electric-truck outlier. This is what most small hosts should do — the electricity is smaller than the occupancy it buys.

Meter it (bill per kWh). A smart charger with per-session billing (ChargePoint, Wallbox, Monta) can invoice the guest for exactly what they drew. Sounds fair, feels terrible: nobody on holiday wants a metered utility. It adds hardware cost, app friction, and a "the host is nickel-and-diming me" review risk. Only worth it if you're in a very high-electricity-price market or you host long stays where the numbers get real.

Flat fee. Add a $15–25 "EV charging" fee to the reservation — a fixed line item, no metering, no app. It covers the median guest's electricity, caps your exposure psychologically (guests self-limit when it's not free), and stays inside the platform's fee structure. This is the cleanest answer for hosts who host EV-truck-heavy markets or want the electricity fully covered without the metered-utility feeling.

My rule: bundle it if your electricity is cheap and stays are short, flat-fee it if either of those flips. Skip metering unless you're running the property like a commercial charge point.

The payback table

Anchor on a concrete listing: $120/night, 60% baseline occupancy ≈ 219 booked nights a year.

In a high-EV market, a charger adds ~5 occupancy points → 65% → +18 nights/year → +$2,160 gross. Net of ~$240/year in bundled electricity (roughly 24 charging stays × $10), that's about $1,900/year, or $158/month.

In a low-EV market, the lift is ~1 point → +2.2 nights → +$264 gross, minus a little electricity → about $220/year, or $18/month. Same hardware, one-tenth the return.

Tier 1 in an EV market is one of the best cheap amenity plays that exists — you clear the install in under half a year and everything after is occupancy you weren't getting. Tier 3 in a weak market is a vanity spend that outlives your ownership of the property. Everything in between is a judgment call about how fast EVs are growing in your specific catchment, not the national average — a beach town on a highway EV corridor can behave like a high-EV market even in a low-EV country.

The rebates that change the answer

Don't run the payback before checking incentives, because they routinely cut the install cost by a third or more.

In the US, the federal Alternative Fuel Vehicle Refueling Property Credit covers 30% of a residential charger install, up to $1,000, through 2032 — but only for properties in eligible low-income or non-urban census tracts (check the tract eligibility map before assuming you qualify). Many US states and utilities stack rebates on top; some utilities pay $200–500 just for installing a networked charger they can throttle during grid peaks.

In the EU, subsidies are a patchwork but real: several countries and municipalities have run grants of €300–900 per residential charge point, and some tie a bonus to installing a solar-linked or load-managed unit. Germany's KfW program, France's ADVENIR scheme, and various regional pots have all funded home and small-commercial chargers at different points — check what's currently open in your jurisdiction, because these programs open and close on annual budgets.

A €600 subsidy on a €1,800 Tier 2 install turns an 11-month payback into a 7-month one. That's the difference between "maybe next year" and "do it before summer." If you're weighing the install, spend the 30 minutes on the incentive lookup first — it changes the tier math more than any pricing tweak you'll make on the listing. If you have a 240V outlet anywhere near your parking and you host in a market where EVs are visibly on the road, install a plug-in Level 2 charger this month and bundle the electricity for free. It's an $500–800 spend that pays back before the season is over and drops you into a filtered search where you're competing against a tenth of the listings you were before. There is almost no other amenity with that payback profile at that price.

But do not run a $4,000 panel upgrade to add a charger in a market where you've never once had a guest ask about one. That's not an amenity investment — it's a bet on your local EV adoption curve that your calendar hasn't earned yet. Wait for the second guest to ask.
