Last summer I pulled 18 months of cleaning logs on a six-sleeper two-bedroom in Lisbon. The listing had been priced base-2, $20 per extra guest, for the entire period. The extras alone had paid for every linen replacement on the apartment, two new mattress toppers, and eleven months of utility-bill inflation. The same listing with the extras field set to $0 would have grossed roughly $3,400 less over the same window on identical occupancy and identical guest counts. That was the week I stopped treating the extra guest fee as a default-checkbox detail and started pricing it like a separate revenue line.

This post is the math: what an extra guest actually costs you per night, what each of the three pricing models books at, and the worked spreadsheet that says when a per-person fee starts hurting conversion more than it covers wear-and-tear.

What an extra guest actually costs you per night

The temptation is to pick a round number and call it a fee. The right move is to measure the per-guest marginal cost first, then layer the conversion math on top.

Across three apartments and roughly 140 stays in 2024 and 2025, my measured marginal cost per extra guest on a 2-night stay broke down like this:

That is the floor. An extra guest on a 3-night stay costs you roughly $15 in real outlay. A weekend crew of two extras for two nights costs you $20. Anything you charge above that is contribution margin — money that funds the second linen rotation, the mattress topper you would otherwise defer, or just clean profit.

The mistake hosts make is comparing the extra guest fee to the nightly rate ("$20 sounds high next to my $90 base") instead of to the marginal cost. $20 next to a $5 marginal cost is a 4x return; that ratio is what matters.

Winter rates are different. On a Tashkent flat with electric heating and the radiator on full because the bedroom door stayed open all night, my measured per-guest cost climbed to roughly $9 per night from December to February. Adjust seasonally before you stamp a number on the listing.

The three pricing models hosts use

Flat extra fee — the Airbnb default

Airbnb's UI gives you a single field: Charge per extra guest after [N]. The most common configuration is base-2, $15 to $25 per extra guest per night.

Pros: simple, doesn't change with stay length, applies uniformly across the calendar.

Cons: under-prices large groups. You charge the same $15 for guest 3 (sleeping in the second bedroom) as you do for guest 6 (sleeping on the bunkbed nobody used). Caps your upside on the bachelor-party weekend.

Tiered fee — Airbnb plus custom rules

What you cannot do in Airbnb's UI directly, but can fake with smart pricing rules: different per-guest fees for guests 3 to 4 vs guests 5 to 6, or a higher fee on weekends than weekdays.

Most hosts don't bother because the UI is buried under three menus and the rule logic doesn't preview cleanly. Worth it for a 6-plus sleeper where the gap between "couple weekend" and "stag-do weekend" is the difference between $5 and $30 in marginal cost per night.

Per-occupancy rate plans — the Booking.com native model

Booking.com explicitly rejects the Airbnb pattern. Instead, you set a separate base rate per occupancy: 2 guests at €80, 3 at €95, 4 at €110, 5 at €125, 6 at €140. The platform displays the rate matching the guest count the searcher entered. The math is the same; the UX is different.

This is the cleaner model. A guest searching "5 adults Lisbon" sees €125 in the search results and €125 at checkout, no surprise. Airbnb's "we'll add the fee at checkout" pattern is the worst of both worlds — it loses the search-rank optimisation of a low headline price and surprises the guest at the payment screen.

The conversion penalty of a high per-guest fee

There is one. It is smaller than most hosts believe.

The split-test data I have — three listings, one-at-a-time flips over six months, not Airbnb's aggregated benchmark — shows:

The headline finding: the conversion penalty for an Airbnb-style fee is roughly 0.35 percentage points per dollar of fee on the marginal guest. The Booking.com per-occupancy model loses about half that, because the price the guest sees on the search card is the price they actually pay.

The revenue math flips the conversation:

  • 100 booking-units × $90 (no fee) = $9,000
  • 96.4 booking-units × ($90 + $20 average extras) = $10,604
  • 92.8 booking-units × ($90 + $40 average extras) = $12,064

Even at the $20-per-guest setting, where 7.2% of bookings walked, gross revenue is 34% higher than the no-fee baseline. The walking guests are mostly the 5- and 6-guest crews who would have eaten you alive on linen anyway.

Where it stops paying: above roughly $30 per guest on a sub-$100 nightly rate. Past that, the headline-total at checkout starts to look ridiculous next to the search-result price, and Airbnb's algorithm penalises listings with the largest gap between search-result price and final price. I have not measured the exact penalty curve, but Airbnb engineers have publicly discussed transparent-pricing weights since the 2023 algorithm update.

Worked example: a six-sleeper Lisbon flat over 18 months

The $20-per-guest configuration was the winner — about $3,400 more in net revenue than no fee, on a 4.3% drop in bookings. The $30 setting wasn't worth it: the extra $340 in gross was offset by a steeper conversion penalty and three angry "the price doubled at checkout" messages I spent evenings answering.

Booking.com: the per-occupancy plan in practice

Booking.com Extranet → Rates and AvailabilityRate plan management. Create one rate plan per occupancy level. Most hosts settle on a flat €10 step:

  • 2 guests: base rate
  • 3 guests: base + €10
  • 4 guests: base + €20
  • 5 guests: base + €30
  • 6 guests: base + €40

Two gotchas. First, the Extranet UI gets unhappy when you push all five rates simultaneously; the cron sync to your channel manager can drift for 30 to 90 minutes. Set them sequentially, refresh between each, verify on the public-facing detail page.

Second, there is a separate "child rate" override if your listing accepts children. The common setting is 50% of the per-guest delta for guests under 12. That both fits Booking.com's family-traveler audience and matches the marginal cost — a 6-year-old really does use about half the towel and water of an adult.

The mistake I made for two years

For the first two years of my hosting life I left the Airbnb extra guest fee field blank. The reasoning was the standard one: I don't want to scare anyone off, my place sleeps 6, it should be a flat rate. The number I never calculated was how much I was eating in linen.

When I finally pulled the cleaning logs and added up the laundry-detergent and replacement-towel line items, the unpriced wear-and-tear came to $2,180 over the period. The decision I had been calling "more bookings" had cost me roughly $1,000 a year for two years. Worse, the largest groups — the bachelor parties and the family-of-6 weekenders — were exactly the bookings where the marginal cost was highest and where I was capturing none of it.

The fix was ninety seconds of clicking in the Airbnb settings. The math should have been done two years earlier.

One opinionated take

The extra guest fee is the highest-leverage 90-second change a host can make on Airbnb. The defaults under-price wear-and-tear by 50 to 100% on most 4-plus sleeper listings. If your fee field is blank, or set to the Airbnb-suggested $10, you are quietly subsidising your largest groups out of your operating budget — and the largest groups are the ones who order the second bath sheet, run the dryer twice, and leave the air conditioning on for the day they spent at the beach.

  • Should I set my Airbnb extra guest fee to $10, $20, or higher?

    For sub-$100 nightly listings, $15 to $20 is the sweet spot. The conversion penalty doesn't bite hard until the fee passes 25% of the base nightly rate. For $200-plus luxury listings, push to $30 to $50 — the wear-and-tear scales with higher-thread-count linen and premium amenities, and the bookings are less price-sensitive.

  • Does the extra guest fee show in the headline search-results price?

    No. Airbnb shows the base nightly rate (for 1 or 2 guests depending on listing) on the search-results card and only adds the extras fee on the booking detail page after the guest enters their party size. This is why high extras fees hurt conversion at the checkout step rather than at the search step.

  • Can I waive the extra guest fee for return guests?

    Not natively. Airbnb has no field for "waive this fee for guest X". The workaround most hosts use is to send a special offer with a custom total price that effectively absorbs the fee. Repeat guests rarely complain about paying the standard fee either — the bond is built; the math has already been accepted.

  • Where is Airbnb's extra guest fee setting in the UI?

    On the listing's edit page: Pricing → Discounts → Charge per extra guest. The path is buried because Airbnb's onboarding intentionally de-emphasises fees. Filter by "extra guest" in the listing-editor search bar to jump straight there.

  • What's the right base guest count — 2, 4, or the full listing capacity?

    Base-2 is correct for almost every listing. Base-4 means a couple booking your 6-sleeper sees the same price as a family of four — you have left $40 to $80 of margin on the table per stay. Base-capacity (the whole 6) loses the wear-and-tear coverage entirely. The only listing where base-4 makes sense is a 4-plus bedroom group house deliberately priced for groups.

  • Do extra guest fees count toward the cleaning-fee percentage that triggers Airbnb's "non-competitive" warning?

    No. Airbnb's "cleaning fee too high" warning compares the cleaning fee to the base nightly rate only. Extras are categorised as occupancy fees and excluded from that calculation. You can charge a higher cleaning fee on a listing with a high extras fee without compound warnings.

  • How does Booking.com handle the extra guest fee?

    Per-occupancy rate plans. Booking.com's UX standard is that the price the guest sees on the search card is the price they pay at checkout, so the platform refuses to expose a separate extras field. Channel managers that sync Airbnb to Booking.com translate the Airbnb extras fee into per-occupancy plans automatically; if you manage both manually, update each side independently and verify the detail-page price after each change.

  • Does an extra guest fee affect my Superhost or Genius status?

    No. Both programs measure cancellations, reviews, response rate, and (Booking.com only) cancellation policy strictness. Pricing structure is not a factor. A listing with a $40 extras fee can hold Superhost and Genius Level 3 simultaneously, provided everything else qualifies.
