How Airbnb's total-price display actually works
Until late 2022, Airbnb search cards showed the nightly rate. Cleaning fees and service fees appeared at the booking summary, three taps deep. Then the EU passed price-transparency rules under the Omnibus Directive, the UK's CMA made the same noise, and Airbnb shipped a "Show total price" toggle. The mechanics matter. Your listing card still says "from $90/night" in some legacy contexts (price-history graphs, host-side dashboards), but the guest-facing card the algorithm cares about is the total-pay one. You compete on the total.
What happens when you split $50 between nightly and cleaning
Let's keep the math concrete. Take a baseline two-night booking at $230 total before tax, with a $40 cleaner pay-out per turn and a $10 platform-fee delta. Here are three setups that hit the same $230:

A guest searching weekends in your city with a 2-night date range sees $230 total on all three. Identical. But:

So the cleaning fee acts as a shorter-stay penalty. A guest who books 1 night pays the cleaning amortised over one night; a guest who books 7 pays the same cleaning amortised over seven. The amortisation curve is steep and entirely outside the guest's control.
This is why the "right" cleaning fee is not a question of cost recovery — your cleaner gets $40 regardless. It's a question of which guest segment you want to attract. A high cleaning fee is a polite "no" to short stays. A zero cleaning fee is a polite "no" to long stays paying retail.
What CTR actually does at each split
I have six weeks of paired data on the split test I opened with — same listing, same photos, same description, same calendar, only the fee structure flipped on alternating weeks. Numbers below are my single property in a mid-sized European city; absolute values won't match yours but the shape is reliable.

The interesting line is wishlist-to-book. Once a guest had wishlisted both setups, the higher conversion on Setup B came from the checkout summary. The all-in nightly with an $8 line item read as "this is just the rate." The split with a $46 cleaning fee triggered the "wait, what else" reflex — the same reflex that makes airline checkout pages convert poorly when carry-on fees appear on the final screen.
I am not saying the fee was the only variable. Search rank moved in my favour during the test, possibly amplifying the impression delta. But the wishlist-to-book number is impression-independent. That move is real.
For benchmarks: AirDNA's 2024 host pricing report put the typical cleaning fee in the US and Western Europe at 18–25% of average nightly rate for the highest-converting quartile of listings. Listings above 40% of nightly rate sat in the bottom quartile by occupancy.
The break-even: when bundling earns more
The decision is stay-length-weighted. Here's the rule I derived from my own data and have since seen confirmed in two of the property-management forums I read regularly:
- Average stay under 3 nights: bundle. Move 80–100% of your cleaning fee into the nightly rate. The short-stay penalty of a visible fee is worse than the long-stay markup you pay on the rare weekly booking.
- Average stay 3–5 nights: split. Keep a moderate cleaning fee — around 15–20% of nightly rate. You catch both the short-stay click and the long-stay value seekers.
- Average stay over 5 nights: itemise fully. Show the cleaning fee. Long-stay guests prefer transparency, and the amortisation works in your favour — a guest paying $50 cleaning over 7 nights is $7/night.
For a portfolio of mixed-stay units, the rule applies per listing, not globally. A weekend-focused 1-bedroom in a city centre and a 3-bedroom near a national park run different pricing logic on the same Airbnb account.
A more precise way: weight your historical bookings by night-count and compute the cleaning fee as a share of average total price. If that number is over 18%, you are pricing yourself out of short stays without a corresponding boost on long ones. Cut it. If it's under 8%, you have headroom — keep the line item, it pays cleaner pay-outs transparently and signals you take turnovers seriously.

Booking.com and Vrbo behave differently
This is an Airbnb-specific problem. Quick notes on the other two:
Booking.com shows cleaning fees inside the displayed price on search results by default. There is no "fee toggle" because the price you see is always the total. The cleaning fee setting on Booking.com Extranet only affects how the platform displays the line breakdown at checkout — the rank-affecting price is always total-inclusive. Hosts who fail to set a cleaning fee on Booking.com simply absorb it into the nightly rate, which is the platform's preferred default.
Vrbo also bundles by default. A cleaning fee on Vrbo is itemised in the price breakdown but the headline price on the search grid is the total. Vrbo's audience also skews longer-stay (multi-night family bookings are the platform's bread and butter), so a transparent cleaning fee tends to land softer.
Direct bookings are the place where transparency wins. A guest who already trusts you enough to book direct also expects to see the cleaning line — it signals that you operate professionally, with cleaner pay-outs as a real cost.
The takeaway: if your portfolio runs Airbnb + Booking.com + direct, you may need different fee structures per channel. Airbnb wants the cleaning fee small or zero. Booking.com tolerates it because the display logic flatters it. Direct booking expects to see it. A channel manager lets you set per-channel rates and fees rather than running a single average that under-serves all three.
The three rules I run by
After running this comparison across three properties and 14 months, here is the heuristic I use without re-doing the math each season:
- Cleaning fee should be under 20% of average nightly rate. Across my Airbnb portfolio, anything above 25% measurably hurts impressions on dates with shorter stay-length defaults (weekends in particular). If your cleaner pay-out forces the fee above 20%, you have a nightly-rate problem, not a cleaning-fee problem — raise the nightly.
- Re-check the split when your average stay length shifts. I review the previous 90 days of bookings every quarter and recalculate cleaning fee as a share of average total. The number drifts as the seasons change — winter mid-week guests stay longer, summer weekends are 2-night. The same listing wants different splits in February and July.
- Always test the change. A 6–8 week paired test on a single listing is enough to see the direction of the effect. Don't move all your listings at once. The math is repeatable but the magnitude varies by market — a tourist-heavy city behaves differently from a business-traveller hub. Re-run a small test on each property.
The bigger point sitting under all of this: cleaning-fee strategy is pricing strategy. Hosts who treat it as a cost-recovery line item miss that the algorithm reads it as a price signal. Airbnb's UI changes from 2022 onward have moved the goalposts; the hosts who shipped a new fee structure to match earned 10–20% more nights. The hosts who didn't are still earning the same as they did in 2021, in 2025 dollars.
One opinionated take
The "cleaning fee" line item, as Airbnb shows it today, is a relic of the platform's 2015 self-image — a marketplace where hosts charged a "real rate" plus the "real costs" and the platform stayed out of pricing. That world is gone. Airbnb is now a hotel-comp aggregator showing total-price ranges in its search grid, and a cleaning fee greater than 20% of nightly rate is the equivalent of a hotel posting a $30 resort fee at checkout. The market punishes it. The hosts who recognise it as a pricing signal — not an accounting line — are the ones whose bookings grew through 2024 and 2025.

What if my cleaner charges more than 20% of my nightly rate?
Raise the nightly rate. The market accepts a higher nightly rate when the alternative is a fat cleaning fee — the same total price is more competitive on Airbnb's search grid when the nightly portion is higher. If your cleaner charges $60 per turn and your nightly is $75, the cleaning is 80% of nightly — that listing will struggle on short-stay searches. Raise the nightly to $110, drop the cleaning fee to $25, and recheck after two months.
Will guests notice if I raise the nightly rate and drop the cleaning fee?
For a 2-night stay at the same total, no. The total is what they see on the search card and at checkout. For a 1-night stay you become slightly more expensive; for a 5-night stay you become noticeably cheaper. Net across a normal booking mix, you book more, not fewer.
Does the cleaning fee affect Airbnb's Superhost calculation?
Not directly. Superhost depends on review score, response rate, cancellation rate, and number of stays. But the cleaning fee indirectly affects all of those: lower bookings means fewer stays toward the Superhost threshold, and a fee-driven 4-star "value" rating directly drags the review average. The link is real even if it's not algorithmic.
Should I show a "linen and consumables" fee separately from cleaning?
It splits the optics in your favour on short stays, because a $5–$10 line item reads as a real cost rather than a service charge. But Airbnb's UI now collapses small line items into "Total before taxes" on most search-card variants — the guest does not see the breakdown until checkout. I keep a small consumables fee because it covers actual costs and gives me cover at checkout if a guest asks why the total is what it is.
Will Booking.com punish me if I run different prices on Airbnb and Booking.com?
Booking.com has rate-parity terms in the contract but they are generally unenforceable in the EU and only partially enforced in the US. Operators routinely run different fee structures per channel without consequence. If you are nervous, set the Booking.com display price equal to the Airbnb total-pay average and let the cleaning logic differ underneath.
What about the Airbnb service fee — does that count toward total price?
Yes. The 14% guest service fee Airbnb collects sits on top of nightly + cleaning + extras and is included in the total-pay display. You don't control it directly, but the higher your base total, the higher the service fee — which means the absolute dollar gap between your listing and a competitor's grows with the base price. This is one more reason to keep total-pay tight.
Does this rule apply to luxury listings priced $400+ per night?
The break-even shifts. Luxury guests tolerate higher cleaning fees because the absolute cleaning cost is high (a $200 fee on a $400 nightly rate is normal). The percentage-of-nightly heuristic still applies but the band stretches — luxury comparables run 15–35% of nightly without obvious penalty. The total-price effect is softer at the high end because the audience is less price-sensitive on the headline number.
If I switch to all-in pricing, what do I do with my length-of-stay discount?
Recompute it. A 10% weekly discount on a $115 all-in rate is meaningfully different from a 10% discount on $90 + $50 cleaning because the discount on Airbnb applies only to the nightly portion. After the switch, the weekly discount now applies to a larger share of the booking, so a 10% weekly discount becomes effectively a bigger price cut. Re-tune the percentages downward by 1–2 points to land in the same effective discount territory.
